PisanoGlobal operates a European real estate debt structuring and placement platform.

We work with real estate sponsors, borrowers, developers, asset owners, and institutional capital relationships across selected European markets.

Our focus includes development finance, bridge finance, transitional finance, investment finance, and commercial real estate-backed lending.

PisanoGlobal reviews real estate opportunities by assessing the asset, location, sponsor track record, business plan, capital requirement, valuation basis, security package, repayment strategy, and execution risk.

The platform focuses on real estate-backed situations across living, build-to-rent, student housing, senior living, serviced apartments, logistics, industrial, self-storage, hospitality, mixed-use, selective office, retail, and other commercial real estate sectors.

Typical situations may include development projects, acquisition finance, refinancing, bridge facilities, transitional assets, value-add business plans, stabilized income-producing assets, and structured commercial real estate loans.

We look at opportunities across all pan-european countries 

Our role is to help position financing opportunities clearly before they enter capital discussions. This may include transaction screening, structuring, lender fit assessment, documentation review, capital alignment, and process coordination.

PisanoGlobal does not publish detailed mandates, leverage levels, pricing, or credit criteria publicly. Transaction-specific information is reviewed privately and remains subject to underwriting, valuation, due diligence, legal review, credit approval, and final documentation.

We focus on opportunities with a defined asset base, credible sponsorship, clear use of proceeds, valuation support, and a realistic path to repayment, sale, stabilization, or refinancing.

Not every transaction is suitable for institutional capital. The strongest opportunities usually combine quality collateral, real sponsor commitment, a financeable business plan, and a security package that can support lender underwriting.

For initial review, sponsors and borrowers may submit a short opportunity summary including the asset location, asset type, ownership structure, requested financing amount, existing debt position, business plan, valuation basis, timeline, sponsor background, and available collateral or security package.
